About Plain English Property
Property paperwork, without the headache.
Plain English Property started with a simple frustration. Moving home and letting one out both come with more forms, deadlines and rules than anyone has time for, and most of the guidance out there is written for professionals, not for the people actually doing it.
I know the struggle first-hand. Being a landlord means keeping on top of certificates, deposits, notices and records, often on top of everything else in life. Moving house brings its own mountain: the boxes, the meter readings, the bills, and that sinking feeling of wondering who you’ve forgotten to tell.
That’s what these packs are. Each one is written in plain English, laid out to be printed and ticked off, and checked against the current rules in England, most recently in October 2026. They aren’t legal advice and they don’t pretend to be. They’re the organised, friendly companion I wish I’d had.
Why property?
A love of homes
I’ve always loved property: the character in old brickwork, the potential in a tired room, and that moment when a set of keys changes hands and a building becomes somebody’s home.
A home is one of the biggest things most of us will ever deal with. I believe everyone deserves to feel confident doing it, whether they’re renting their first flat, letting out a house or buying the place they’ve dreamed of.
